Monthly Homes Sold Report – June 2010

While the number of homes sold in June was below the good totals in April and May, the total Market Value of Homes Sold in June was the highest since July 2008. The Northeast Cincinnati Analysis for June 2010 shows a 9% decrease in the number of homes sold over June 2009. Homes Sold in June 2010 was 105 and in June 2009 the number was 115. The decrease from May 2010, was exactly 13%, as 121 homes were sold in Northeast Cincinnati during a big May 2010. The total dollar volume also increased substantially. June 2010 total dollar volume as $47.52 million. June 2009 was $43.93 million. This shows an increase of 8% in total dollar volume since last year. Total dollar volume in May 2010 was $38.37 million. |

A big April was backed up by a huge May. The Northeast Cincinnati Analysis for May 2010 shows a 36% increase in the number of homes sold over May 2009. Homes Sold in May 2010 was 121 and in May2009 the number was 89. The increase over April 2010, just thirty days ago was exactly 10%, as 110 homes were sold in Northeast Cincinnati during a big April 2010. The total dollar volume also increased substantially. May 2010 total dollar volume as $38.37 million. May 2009 was $25.75 million. This shows an increase of 49% in total dollar volume. Once again, the May performance is tightly tied to the Federal Tax Credit that expired on April 30th. It will be interesting to track the home sales during our summer and early fall months. |

We expected to see big numbers in April, and we did. The Northeast Cincinnati Analysis for April 2010 shows a 116% increase in the number of homes sold over April 2009. Homes Sold in April 2010 was 110 and in April 2009 the number was 51. The increase over March 2010, just thirty days ago was 62%, as 68 homes were sold in Northeast Cincinnati in March 2010. The total dollar volume also increased substantially. April 2010 total dollar volume as $28.45 million. April 2009 was $12.70 million. This shows an increase of 124% in total dollar volume, which even outpaces the number of homes sold. All in all, April 2010 was more than twice as active in Northeast Cincinnati than April 2009. Of course, this performance is tightly tied to the Federal Tax Credit that expired on April 30th. It will be interesting to track the home sales over the next three to four months. |

The Northeast Cincinnati Analysis for March 2010 mirrors the recently released Pending Home Sales Index. In March, Northeast Cincinnati saw an increase in homes sold over February by more the 50%. In February there were 45 homes sold, while in March Northeast Cincinnati saw 68 homes sold. March was a strong month for a number of local neighborhoods including: Blue Ash, Madeira, Montgomery, Newtown, Sycamore Township and Symmes Township. Montgomery saw a 300% increase from 3 homes sold in February to 12 homes sold in March. Begining this month the Neighborhood Detail pages now include detailed listing of the recent homes sold for each neighborhood. The Northeast Cincinnati Analysis for February 2010 shows an almost idential 45 homes sold when compared to the February 2009 value of 44 homes sold. The total value of homes sold in 2010 was $14.7M, which compares to $15.9M in February 2009 (an 8.25% reduction this year). As the graphic shows, year-to-year, Blue Ash (5 to 8), Kenwood (2 to 5), and Terrace Park (0 to 2) saw the most positive, statistically significant increase in February – when compared to the month of January 2010. The Northeast Cincinnati Analysis for January 2010 shows a 71.57% increase in total home sold value when compared to January 2009. ($15.5M Jan-10 vs. $9.0M Jan-09) But we can’t get too excited. A look at the comparable two month (Dec+Jan) totals shows a much closer comparison: $32.8M in 2010 vs. $30.1M in 2009. This comparison shows a much more reasonable growth of 8.9% this year, and it surely indicates the slow down in December 2009 resulted in a more normal burst in January. As the graphic shows, year-to-year, Indian Hill (1 to 4), Mariemont (1 to 4), Montgomery (3 to 6), and Sycamore Township (3 to 6) saw the most positive, statistically significant increase in Homes Sold. The Northeast Cincinnati Analysis for December 2009 shows a 23.49% increase in total home values sold when compared to November 2009. In November 2009 our Northeast Analysis indicates a Total Value of $13.96M versus a December 2009 Total Value of $17.24M. This is a nice rebound for the year-end and coming off a relatively flat November for Total Market Value — when compared to 2008. In December, Northeast Analysis indicates 55 Homes Sold. This is a 6.8% decrease from November when we saw 59 Homes Sold in Northeast Cincinnati. Year-to-year, Blue Ash (7 to 9) and Montgomery (6 to 9) saw the most positive, statistically significant increase in Homes Sold. Local Home Sales Jump in November

Today, the Cincinnati Enquirer posted an article that shows local home sales were dramatically up in November 2009 vs. November 2008. As the table at the left indicates, home sales in southwest Ohio were up almost 400 units over last year’s November total sales. Nationally, November home sales were up 44% over last year. The Northeast Cincinnati Analysis for November 2009 shows a 2.06% increase in total home values sold when compared to November 2008. In 2008 our Northeast Analysis indicates a Total Value of $13.68M versus a 2009 Total Value of $13.96M. Much like this past October, Total Value is pretty much flat, but the number of Homes Sold shows a different picture. In November, Northeast Analysis indicates 59 Homes Sold in 2009. This is a 40% increase over 2008 when we saw 42 Homes Sold in Northeast Cincinnati. The November 2009 analysis does offer a continuing indication of the seasonal slowdown in real estate. Total Value in November ($13.96M) was down from $19.32M in October 2009 — a 27.75% reduction, but this is certainly tied to the seasonality of the residential real estate market. Year-to-year, Blue Ash (6 to 13), Mariemont (2 to 5), and Montgomery (4 to 12) saw the most positive, statistically significant increase in Homes Sold. Cincinnati Home Prices down 3.2% in 3Q

The Cincinnati Enquirer reported yesterday (Tuesday, Nov. 10th) that median home prices in Metro Cincinnati/Northern Kentucky for the third quarter 2009 were down by 3.2% when compared to third quarter 2008. The median value in 2009 was $131,700 vs. 136,050 in 2008.

Cincinnati’s local drop was favorable when compared to a national median home price reduction of 11.2% for the third quarter of 2009. And, when compared to the 2009 first quarter, Cincinnati’s local median home price was up 24% — from $106,500.

We have completed the analysis for the the October Monthly Sold Report for Northeast Cincinnati. Click this link to see the full Monthly Sold Report for October 2009. Overall, our October 2009 analysis shows that Northeast Cincinnati total homes sold value was $19.3M. This compares favorably to October 2008, when the total value of homes sold was $19.5M. Statistically this is less than a 1% difference in the total residential real estate sold year-over-year within Northeast Cincinnati. Blue Ash, Montgomery, and Newtown all posted meaningful “homes sold” percentage gains for October 2009 when compared to October 2008.
