The 20 City Composite continued it&#8217;s upward swing.  June 2010 marks the third consecutive month of increases.  June&#8217;s 20-city composite of 147.81 was .3% higher than May 2010.  June was 1.10% higher than January 2010. And June 2010 is 4.22% higher than June 2009.</p>

This is the first time in nine months that the seasonally-adjusted price index declined on a month-to-month basis.  It was May of 2009 the last time the Case-Shiller Price Index actually reduced.  It&#8217;s hard to figure why this changed, but the monthly increases have been very meager, and the bad weather in February may have pushed pricing down. With all the other activity in real estate (tax credit, new home sales and existing home sales numbers), this certainly contributes to our mixed-message outlook.</p>

The report offers S&#038;P&#8217;s first look into the home pricing issue in this year.  As a reminder, we are now tracking the &#8220;Seasonally-adjusted&#8221; numbers for this index. <p>As you can see by the graph to the right, home prices continue to improve with <span style="font-size:110%; font-weight:bold; color:green">the upward trend now hitting eight months straight</span>.  On the whole, home price increases continue to be slight as we move into 2010, but based on the recent past we&#8217;re happy to see an upward trend.</p>
