The monthly Standard & Poor Case-Shiller Home Price Report was released yesterday (May 25th) for March 2010. This is the second consecutive month thtat seasonally adjusted home price indices have declined. The March 20 City composite declined by .07 and February was down .22, so there has been some month-to-month stabilization. With all the activity in April it will be interesting to see what next month’s report looks like. Case-Shiller: Home Price Index – Feb 2010

The monthly Standard & Poor Case-Shiller Home Price Report was released yesterday (April 27th) for February 2010. This is the first time in nine months that the seasonally-adjusted price index declined on a month-to-month basis. It was May of 2009 the last time the Case-Shiller Price Index actually reduced. It’s hard to figure why this changed, but the monthly increases have been very meager, and the bad weather in February may have pushed pricing down. With all the other activity in real estate (tax credit, new home sales and existing home sales numbers), this certainly contributes to our mixed-message outlook. The monthly Standard & Poor Case-Shiller Home Price Report has been released for January 2010. The report offers S&P’s first look into the home pricing issue in this year. As a reminder, we are now tracking the “Seasonally-adjusted” numbers for this index. A change that began last month (February 2010). As you can see by the graph to the right, home prices continue to improve with the upward trend now hitting eight months straight. On the whole, home price increases continue to be slight as we move into 2010, but based on the recent past we’re happy to see an upward trend. The monthly Standard & Poor Case-Shiller Home Price Report has been released. The report finalizes Standard & Poor’s view of 2009 with the national home pricing analysis for December. Unlike previous versions of this report, we are now tracking the Seasonally-adjusted numbers for Case-Shiller. This seems to provide a more consistent view of the data, which should yield more insight into the overall real estate market. As you can see by the graph to the right, home prices continue to improve with the upward trend now hitting seven months straight. While the increases are slight, the longterm trend does appear to be a recovery in home pricing. You can find more information about the most recent Case-Shiller report at these links: |

Home Prices now at August 2003 Levels

Standard & Poor’s Case-Shiller Home Price Report was released this morning. According to their research home prices have now reached the comparable level with August 2003. This means that after a large pricing drop that saw home prices retract to a 2001 or 2002 level, residential real estate pricing has been improving of late. In fact, October was the 5th straight month that the Case-Shiller report showed a pricing increase for their twenty city composite index. Comparative increases each month have been slowing, but we are now heading to toward a cyclical up-tick for housing activity as we turn the calendar to a new year, and the housing tax-credit is certain to motivate buyers during the first quarter. Home Prices Improving – Case-Shiller

Standard & Poor’s Case-Shiller Home Price Report was released yesterday for the month of September, which was the resulting end of 3Q 2009. The analysis from Standard & Poor’s seemed to focus on the continued strength of housing prices in the second and third quarter. A sustained run of six months of positive news for housing prices, and this is good news for our market. The facts for September are a little more muted, however. Because when we analyze the graphic at the left, we see that the housing price increases are slowing on a month-to-month basis. S&P’s analysis infers that this is the result of the hot summer real estate season heading into the relatively calm winter/holiday seasons.
