The monthly Standard & Poor Case-Shiller Home Price Report was released today (July 27th) for May 2010. After two months of declines in February and March, we are now on a new rising trend for April and May. It sure seems that we have created a basis for grwoth from here. NBC’s today show had a really nice segement on Internet-based Home Buying tools today. In general the discussion was very upbeat and “cautiously optimistic” about the near term outlook for residential real estate. Among other things, websites for mortgages, foreclosures, maps/satellite images, and school information. Hotest U.S. Locations

As we head toward the 90-degree point again, it’s interesting to look at CNNMoney.com’s “Hotest Places to Live” list. This list, which compares the U.S. cities with the hotest average temperature in July, inspires the proverbial, “You think you got it bad…” feeling. The hotest places article lists a full twenty-five cities, but since the first tweleve are all north of 105 degrees and in Arizona, I think you get the point. Arizona is HOT! I believe Goodyear, AZ is the Cincinnati Reds new spring training home. |

Monthly Homes Sold Report – June 2010

While the number of homes sold in June was below the good totals in April and May, the total Market Value of Homes Sold in June was the highest since July 2008. The Northeast Cincinnati Analysis for June 2010 shows a 9% decrease in the number of homes sold over June 2009. Homes Sold in June 2010 was 105 and in June 2009 the number was 115. The decrease from May 2010, was exactly 13%, as 121 homes were sold in Northeast Cincinnati during a big May 2010. The total dollar volume also increased substantially. June 2010 total dollar volume as $47.52 million. June 2009 was $43.93 million. This shows an increase of 8% in total dollar volume since last year. Total dollar volume in May 2010 was $38.37 million. |
Homearama returns in 2011

Six builders have signed up to show homes in the Home Builders Association of Greater Cincinnati’s Homearama 2011. After taking a short break from the annual event, the Builders Assoication will again host the event next year, June 11 to 26. Builders that have already signed on include: Artisan Estate Homes, Daniels Homes, Greystone Homes, Hensley Custom Building Group, Jack H. Wieland Builders and Zaring Premier Homes. The location for next year’s event will be Foxborough in West Chester. The Cincinnati Enquirer recently ran a Homearama article, and there is more Homearama Informaiton available from the www.cincybuilders.com site. |

Pending Home Sales Slump

The National Assoication of REALTORS® (“NAR”) released the Pending Home Sales Index (“PHSI”) for the month of May on Thursday, July 1st. The index took an expected hard drop when compared to the tax-incentive hyped months of March and April. The PHSI was down 30% over a very strong April and the index was down approximately 15% from last year (May 2009). According to the NAR Press Release: NAR chief economist Lawrence Yun said, “Consumers are rational and they rushed to meet the tax credit eligibility deadline in April. The sharp decline in contract signings in May is a natural result with similar low levels of sales activity anticipated in June.” You can find more news information about the April PHSI at these links: |
Cincinnati – Forbes Most Affordable Cities

Forbes Magazine released their list of the Most Affordable Cities in the United States. Cincinnati made the list as the Number 10 Most Affordable City to Buy a Home. Regional sister cities Dayton (#9), Louisville (#4), and Indianapolis (#2) were all behind the Number One Most Affordable, Pittsburgh, Pennsylvania. Overall, it was a very strong showing for the midwest. Cincinnati’s ranking specifics included:

Cincinnati Home Sales Up in May

The Cincinnati Area Board of Realtors® released their analysis of recent market activity. According to their information local home sales (closings) were up 25.43% in May when compared to May 2009. The press release offers interesting data for the past three months:

Good Morning America offers a “What You Should Know” primer. New home sales dropped almost 33 percent in May, according to a report from the Commerce Department. Mellody Hobson, “Good Morning America’s” personal finance contributor and president of Ariel Investments, appeared on the show this morning to talk about what the dive in home sales means for buyers and sellers. Assessed Value vs Market Value

In some cases there is much discussion, hand-wringing and consternation about the Assessed Value vs. Fair Market Value of a home during the selling/buying process. It’s interesting that sellers would want a low assessed value while living in the house (lower tax bills) but then would appreciate a higher assessed value when listing their home with me. Knowledgeable Real Estate Agents will always try to coach buyers and sellers to understand that the correlation between Assessed Value and Fair Market Value is very loose – at best.
