Housing market diagnosis: Bipolar

At least, that’s what CNNMoney.com has to say in their recently published article. With the Federal Tax Credit for home buyers behind us the big question is: What happens to homes sales in the coming months. According to the article “Bipolar” is an apt desciption for the most recent predictions. “On one hand, sales and prices are rising, indicating recovery. On the other hand, so are interest rates and repossessions, which most certainly do not.” The good news is that while we do see some of the foreclosures/repossessions here in northeast Cincinnati, our marketplace is not overcrowded by the national trends in these areas (i.e., repo’s). The numbers show that our local area has been somewhat insulated from the national scene, but we have not been wholly immune. In other words, do we face challenges? Yes. Are there still great opportunities for home buyers and home sellers here in our metorpolitan area? Yes. |

Staging Tips for your Walls

It’s not often that you see information on how to dress up your walls, but Styled, Staged and Sold offers Five Rules for Tackling Walls, from staging professional Debra Gould, President of Toronto-based Six Elements, Inc.
Here are Debra’s five tips:
- Remove personal pictures.
- Pay attention to the condition of the walls.
- Hang mirrors.
- Get some art.
- Stay in proportion.

Analysis: Buying power is being reduced

Zillow, an online real estate marketplace, released a study today that shows residential home Sellers are slowly regaining some of their pricing power as selling prices are creeping closer to the Sellers’ listing prices. A compilation of the data (See table below) shows that August was better than July for Sellers and that we’re gradually moving away from the recent bottom in January 2009.
As shown above, Buyers nationwide paid a median of $6,525 below the listing price in August, which was a median 3% variance to the Sellers’ listing price. This shows improvement over July and big movement from January 2009. Additional news and comentary are available here: |
